1- BOOKING:
The reservation can be made by phone or by email and will be definitively confirmed by the structure. The terms of sale and cancellation are specified in point 2 Terms of sale and cancellation.
For stays of several weeks, the Residence reserves the right to ask for a deposit with a higher amount.
The amount must be received by the Residence no later than 3 days from the date of the booking, unless otherwise agreed with the manager at the time of booking.
Failure by the customer to comply with this condition authorizes the Residence to cancel the unconfirmed booking request.

2- TERMS OF CANCELLATION:

Standard rate and Minimum Stay plus night:

By choosing these rates, at the time of booking a deposit equal to 30% of the cost of the stay will be requested by bank transfer, credit card or postal order or a credit card will be requested as guarantee on which a pre-authorization will be made for an amount equal to 30% of the cost of the stay. This process involves the temporary blocking of the amount and not the withdrawal. Upon arrival at the facility, you will be able to pay for your stay in the most convenient way, thus leaving the guarantee to expire and having the amount blocked again on the credit card provided.

IN CASE OF MODIFICATIONS OR CANCELLATION:
• made up to 14 days before the date of arrival, no cost will be charged.
• made after this deadline, the deposit paid will not be refunded.
• in case of no-show, the full amount of the stay will be charged.

Non Refundable Rate:

This rate provides for the full amount of the cost of the stay to be charged at the time of booking. In case of cancellation, changes or no-show, the full amount of the stay will be charged.

3- ARRIVALS:
During the summer check-in will take place from 15:30 to midnight. Otherwise, the apartment may be re-rented with the consequences for the customer referred to in point 2. Upon arrival, the identity documents of all the people who will occupy the apartment must be shown for registration. If the customer does not arrive on the scheduled day but, for their own reasons, postpones the arrival and in the case of early departure, there are no reductions or refunds.

4- PAYMENT IN BALANCE:
The balance of the stay must be paid upon arrival at the time of check-in by cash, bank check, debit card or credit card.

5- DEPOSIT:
Upon arrival, a cash deposit must be paid for each apartment, equal to Euro 50.00 per person for groups of young people and Euro 100.00 for families. The Guest undertakes to take the utmost care of the apartment and household equipment. Complaints regarding the condition of the apartment will be accepted only immediately after entering the apartment, so we invite the guest to check that everything is in order and perfectly functioning, otherwise, any breakages or damage to objects, must be compensated at the prices currents. The deposit will be returned upon departure after checking the condition of the apartment except for damages or missing items.

6- LOSS OF KEYS:
Any loss of keys or access cards must be promptly reported to the property. The loss will result in a refund of Euro 20.00 by the customer.

7- DEPARTURES:
The apartment must be vacated no later than 10.00 on the day of departure. The Residence, at the request of the customer, can authorize departure at night and in any case out of hours, previously agreed, just as the Reception can authorize, always at the request of the customer, the departure after 10:00 am upon payment of a supplement. equal to half the rate of the day in question. The apartment must be left tidy, free from garbage and personal effects.

8- RULES OF STAY:
It is forbidden to host more people than was agreed upon at the time of booking. In this regard, children are regarded as adults. All guests are required to respect the rules of the structure and in particular to scrupulously observe the common rules relating to peace, especially in the afternoon and at night.

9- ANIMALS:
Pets are allowed in the Residence, with an extra charge of €. 9.00 per day and with the prior authorization of the Management. In case of disturbance or damage to people or things, the Management reserves the right to ask for early departure from the Residence, without any refund of the unused stay.

10- EQUIPMENT OF THE APARTMENTS:
All apartments are delivered fully furnished and equipped with kitchenette with refrigerator, microwave, kitchen equipment (pots, plates, glasses, dishes).

11- LIABILITY OF THE FILM RESIDENCE:
The client exonerates the Residence from any responsibility for damages deriving from facts of third parties as well as from innocent interruptions of the services. The customer is directly responsible to the landlord and third parties for damages resulting from their behavior in the use of the leased property. The tenant also declares to release the Manager and the Residence from any liability related to any injuries or accidents that may occur during the stay at the leased property. For any legal disputes, the exclusive competent court is RIMINI.

12- SPECIAL RULES:
The allocation of the housing unit is made according to availability and any preferences will be satisfied as far as possible, always according to availability. Services such as parking spaces must be booked in advance and are available until exhaustion. The request for a particular apartment (number, floor, orientation, etc.) will be taken into consideration at the time of booking, based on availability. We inform our customers that the staff authorized by the Residence can enter the apartments for any repairs or maintenance even in your absence.

13- EXTERNAL GUESTS:
Relatives, friends and visitors will be able to access the Residence structure only after authorization from the Management and after delivery of an identity document. The Management reserves the right to check the identity of the people present inside the Residence at any time.

14- CHANGES OF BED AND BATH LINEN
The apartments are supplied with bed linen and towels.
Change of towels every 3/4 nights on request (for stays of at least 5 nights).
Weekly linen change on request (for stays of at least 8 nights).
Any extra linen changes will be provided on request at a cost of € 12 per person.
